Application Terms
  1. This is an application only, not an agreement to lease.
  2. Oak Point Developments (OPD) does NOT require a deposit to process an applcation.
  3. The Applicant is aware that if your application is accepted, Oak Point Developments (OPD) would require a non-refundable deposit (which equals no more than the first month’s rent) with in 24 hours of the application being accepted to hold the suite until both parties are able to meet to complete the move in inspection, the signing of the formal lease and the Crime Free Addendum. This non-refundable deposit may vary depending on the suite and building and will be used as the Security Deposit for the suite once all the formal paperwork has been completed. You will be given a receipt with in 24 hours of OPD receiving the non-refundable deposit by email.
  4. Tenants are required to maintain a minimum of $1,000,000 in tenant insurance.
  5. Our properties in Edmonton are on The Crime Free Program with the Edmonton City Police. All tenants living in one of our Edmonton properties must sign a Crime Free Addendum Agreement at the time of signing the lease. If you and anyone else that is named on the lease does not sign a CFA, your application will not be accepted.
  6. The OWNER agrees to notify the APPLICANT by ether email or phone within 48 hours if the APPLICATION is not accepted.
  7. It is understood that this is not a lease agreement, and any LEASE agreement must be on the terms and conditions set out in the Landlord's Standard Lease Agreement which follows the Residential Tenancy Act (RTA) set out by the Government of Alberta.
